The little details do make a big difference.
A seller will ask, "does it really matter if we have the carpets cleaned or take the family photos off the wall?"
The answer is yes, yes, yes.
We want a buyer to walk in and have the house look good, feel good and smell good.
As a seller, put yourself in the shoes of the prospective buyer - and try to see the house for the first time, like they do.
The home should be showroom ready.... no unmade beds, clothes on the floor or dishes in the sink. Just to name a few.
A mess leaves an impression that is "hard for the buyer to overcome".
A checklist for showing:
Home: Clean and smelling good
Temperature: Heated(or cooled) for comfort
Snacks and Drinks: A nice touch
We are looking for "Warm, inviting and comfortable."
