The American Farm House

Today, there is a growing interest in a simple, back-to-nature lifestyle. The American farmhouse symbolizes that ideal, and it gives today’s homeowners a tangible and sentimental connection to the nation’s history.

The design of the American farmhouse was initially influenced strictly by function and geography. The farmhouse was always unpretentious, straightforward and functional—shaped by the needs of the farmers, the local climate and the materials available.

The American farmhouse was a functional home before it was an architectural style.
In fact, it is a hybrid of architectural styles that were blended to produce these practical houses that would shelter farmers and their families and serve as a functional center to farm life.

Keys to American Farmhouse Style

  • Straightforward, functional design
  • Designed to function on a farm
  • Simple, rectangular floor plan, sometimes in a T shape
  • One-and-a-half or two stories
  • Often built with local materials
  • White or light-colored exterior
  • Side gable end roofs
  • Dormer windows
  • Welcoming, functional porches
  • Formal rooms in front, separated by walls and doors from family rooms in back
  • Dominant fireplaces
  • Thick walls
  • Few, small windows
  • Built without the guidance of an architect

Keeping Warm

There's no getting around it: If your house is in a cold climate, Charlottesville fits that description, keeping it warm in winter is expensive.

Sure, we can turn down the thermostat and wear bulky sweaters indoors to cut costs. But if you've got an unfinished attic, you better insulate it.

Proper insulation is one of the simplest ways to keep a lid on your heating bill this season. The idea; keep the heat in your home, not escaping through the attic opening.

A few weeks ago, while previewing a home with a client - I pulled down the attic stairs, looked up and saw something I had never seen, an insulated cover. It was exciting...
Helen didn't share my enthusiasm, but she will. She is buying this home and will be saving on heating and cooling her house.

Helen's new house is in Charlottesville. If you want to see homes on the market in Charlottesville,VA and priced between $200,000 and $400,000. Yep, some have attics.
Stay warm my friends. Remember, bring your pets in.

My best,
Pam

Fire Up That Fireplace - But First

We have had some very frigid (uncommonly cold for this time of year) temperatures lately!  Cozying up to the fireplace with a cup of hot chocolate is one plus to cold weather. (that and basketball season).

Here are a few tips to make sure you're maximizing your fireplace and chimney efficiency this winter:

  1. Keep the fireplace damper closed unless you have a fire burning. Keeping the damper open can cause drafts and heat loss in the rest of the house.
  2. Install tempered glass doors and a heat-air exchange system that blows warm air back into the room.
  3. Check the seals around your fireplace flue damper—if the seals aren't tight, you could be losing home heating through the chimney.
  4. Insulate your chimney. Exiting exhaust from chimneys can create creosote build-up and can decrease the efficiency of your fireplace. Liners provide maximum efficiency for your chimney and protect masonry from corrosive byproducts of the flue gases.
  5. Get your chimney properly inspected by a chimney sweep certified by the Chimney Safety Institute of America each year before it gets too cold. A certified chimney sweep can offer advice to help make sure all the components of your fireplace and chimney are functioning efficiently and safely.

Why Clean with Lavender -

I miss spring already. In looking for ideas to keep a summery scent in the house - I find that Lavender just may be the ticket...
Did you know, I didn't, that the the word lavender itself comes from lavare, meaning “to wash.”
To freshen a room, just add a few drops of lavender oil to a spray bottle of distilled or purified water. Spray around your home to freshen, disinfect and counter balance pesky odors.
To clean your floors - here is a great recipe I found on Natures Nurture Blog

Ingredients

  1. 1 cup water
  2. 1 cup vinegar
  3. 1 cup alcohol
  4. 2-3 drops dish soap (Castile, Dawn, etc.)
  5. 5 drops lavender essential oil
  6. 5 drops orange essential oil
  7. 3 drops tea tree essential oil
  8. Fine-mist spray bottle - 24oz
 Instructions

  1. Add all ingredients to spray bottle and shake to combine.
  2. Sweep/vacuum the floor.
  3. Spray cleaner on the floor (or other surface).
  4. Wipe up with a microfiber cloth.
Notes

  1. As with all cleaners, please do a spot test to make sure this will work on your floors!
  2. For a mop and bucket version, try this: For a gallon of water, you could try 1/2 cup of vinegar, and 1/3 cup of alcohol, plus a few drops of dish soap.
Growing lavender in the United States is taking off. Lavender farms range from small backyard gardens to multi-acre farms and grow best in zones 5 to 9.
Virginia is in zone 7A... to search our 8 counties, please click here:

Dryer Update As Promised

Finally - the dryer is fixed!

A huge thank you to my son.
He/we keep looking for a block of time to "tackle" the job.

By following the directions given to us at Davis Appliances,
he pulled the dryer out, removed the back, compared parts,
swapped it out - cleaned behind the dryer, yuck! closed up the
back panel, plugged it in and turned it.

It works!

3 weeks without a dryer wasn't as bad as you would think.
Sure helps having a mom/grandmother down the street.

DIY - For My Dryer!

It worked and then it didn't... Ugh!

First stop. YouTube (very helpful). We order a part that it could be (the who that's easiest to get to) - replace it with not too much trouble and yet still the dryer doesn't work.

Back to YouTube. Now we read that the part we replaced seldom goes bad.
The one part that does go bad is the thermal fuse.
Ugh again.
It is on the back of the dryer, harder to get to of course.

So we resolve to call the repair shop.
(actually my husband says to call the "man" - I still want to attempt the DIY project)

Here is where Davis Appliances (here in Charlottesville, VA) comes in.
Tom tells me it is an $18 part and I can certainly do it myself.
He will even give me directions.
So easy he says.

I have picked up the part. It sits on my kitchen counter.
I will let you know how it goes.

My suggestion: check out Davis Appliance

Trees = Curb Appeal and Energy Savings

The trees in your yard are more valuable than you may realize...

They can have a positive impact on your property value, reduce energy bills by providing shade, absorb pollutants in the air and water and a number of many other benefits.

So, have a look around your yard.
What do you notice about your trees?

Are they healthy?
Are there broken, unhealthy or infected areas?
Are there low hanging branches and limbs?

Tree care comes in many forms:
  • Fertilization
  • Pest management
  • Disease management
  • Cabling and bracing
  • Forms of root care
  • Lightning protection systems
  • Drought management
  • Tree monitoring, evaluation, and assessment

Special care just may be needed to ensure the structural integrity, appearance, shape, for the overall health of your trees.

Tree care experts know a great deal about tree physiology, diseases, root systems, pests, and a variety of factors, as well as the surrounding environment.
